FAQs
Questions we get asked.
Plain answers on planning, building regs and what to expect. Rules here are for England.

Conversions
Do I need planning permission for a garage conversion?
Usually not, providing the work is internal and doesn't enlarge the building.
Do I need building regulations for a garage conversion?
Yes, normally.
Windows and doors
Do I need FENSA for new windows?
Not FENSA specifically. Use an installer in an authorised scheme, or go through building control.
Do I need building regs to replace an external door?
It depends on the glass. Less than half glazed doesn't need notifying.
Do I need fire doors in my house?
Not in most two-storey houses. A floor above 4.5m or a loft conversion usually changes that.
Kitchens and floors
Do I need building regs for a new kitchen?
Usually not for a like-for-like refit.
Can a kitchen fitter connect a gas hob?
Only if Gas Safe registered.
Do I need building regs to replace flooring?
Not for a new finish.
